Quinta
da Achada
All infrastructures of “Quinta da
Achada, phase 1” will be completed in September 2006 (we can, at the clients
request, start building the clients Villa before finishing all
infraestructuration). The
distance to the International Airport is 10Km ( about 15 minutes). There
is a medical hospital in town, less than 10 km away from the Resort and we will
also build a high standard clinic facility in the Resort.
We have 2 ways of selling property:
A)
Plot of land with all infrastructures (Villa designed and built by the client).
Promotional price between 63,000 EURO (Plot E-1 1,090 m2) and 177,500 EURO (plot
A-31 2,959 m2)
B)
Plot of land with all infrastructures + villa (Turn key), with our own design
and high quality of finishing and equipment (including kitchen equipment, but
excluding general furniture), being allowed design changes from the client.
Promotional price between 263,000 EURO and 577,500 EURO (final prices may differ
depending on client options)

DESCRIPTION
OF INFRASTRUCTURES
Quinta
da Achada, designed in a Country Club concept by WATG (www.watg.com), reports to
a very rigorous environmental study, and is part of the global master plan
designed for the ZDTI of Praia (Integrated
Tourism Development Area).
The
160 plots, with dimensions ranging from 1.090 m2 up to 3000 m2, were designed in
order that tranquillity, landscaping and services are preserved in all details.
Encompasses
the following basic infrastructures:

Common car parking;
- Drinking water supply net;
- Fire and irrigation water supply net;
- Electrical power supply net;
- Telecommunications network;
- Urban sewage net;
- Waste water net.
It also
encompasses the following private and/or public equipment:

Swimming pool;

Mini-golf;

Kindergarden;
-
Tennis courts;
-
Multisports court;
-
Everyday stores.
The
landscaping project, comprises the following elements:
About 20,000 tropical and/or local plants, arranged according to a
complete landscaping project, including a complete automatic “drop-by-drop”
irrigation system;
Complete landscaping treatment in all common areas, based on local
materials (garden benches, litterbins, signalling, etc.);
Santiago
Golf Resort, SA will ensure the maintenance and management of the Quinta
da Achada condominium. The following permanent services will be duly
justified and invoiced to the plot owners:

Surveillance;

Urban Cleaning;

Garbage Disposal;
-
Plants / Gardens / Landscaping;
-
Maintenance and repair of infrastructures and equipments;

Public Lighting Power Supply;
-
Irrigation water for plants and green areas;

Public Wealth Insurance;
-
Animation;
-
Management and reporting to residents.
In order to ensure high quality standards within the project, the regulation
included in the plot purchase and sale contracts encompass all relevant aspects
vis-à-vis with Quinta da Achada development
and sociability.
The
owners of Quinta da Achada-1st phase, will automaticaly become
founding members of the Santiago Country
Club, thus Becoming members of the Golf Club (27 Holes), Tennis Club and
Riding Club. The
members will also benefit from major discounts in the various activities
integrated in the Santiago Country Club,
as well as priority privilegies regarding bookings and up-grades preferences,
amongst others.
WITH REGARD TO THE INFRASTRUCTURES AND BASIC SERVICES
Santiago Golf Resort, SA is the body responsible for the functioning,
maintenance and conservation of all infrastructures.
SGR, SA is also responsible for the functioning, maintenance and
conservation of the basic condominium services.
The maintenance, replacement and functioning expenses of the
infrastructures and basic urban services will be borne by all the proprietors of
the property units (buildings and/or plots)
